How often should a boiler be serviced?

Once a year — but the reasons are more practical than the warranty small print. What a proper service covers, and what a £40 one skips.

Gloved hands working inside an open wall-hung boiler

Once a year. That is the short answer, and it is what almost every manufacturer warranty requires. But there are better reasons than the small print.

What a service is for

A boiler burns gas in a small space, thousands of times a year. Over twelve months the burner and heat exchanger collect deposits, seals harden and the expansion vessel slowly loses its charge. None of that stops the boiler working. It makes it work less efficiently, then less reliably, and in rare cases less safely.

A service catches those things while they are cheap. Most of the faults we find — a weeping valve, low system pressure, a sticking diverter — cost less to fix on the day than one winter call-out.

What ours covers

  • The case opened, burner and heat exchanger inspected and cleaned
  • A flue gas analysis, which shows how cleanly the gas is burning
  • Pressure, expansion vessel, safety valves and condensate trap checked
  • Controls and thermostat tested
  • A written report the same day, with a fixed price for anything worth fixing

Why cheap services are cheap

A £40 service is usually a visual check and a flue reading, with the case never opened. It gets you a stamp in the book. It does not get you a clean heat exchanger.

Landlords

The law requires a gas safety check on every gas appliance in a rented home every 12 months, and a copy given to the tenant. Our landlord certificate is £69 for up to three appliances, or £139 with a full service.

Booking

Book a slot online — our service is £89 fixed — and we will remind you a month before the next one is due.

Quick answers

How long does a boiler service take?

About an hour for a standard combi. We text you when the engineer is 30 minutes away.

Is a service the same as a gas safety certificate?

No. A certificate checks the appliance is safe; a service also cleans and tunes it. Landlords need the certificate every year and usually want both.
